What Services SurplusIndex Offer?

SurplusIndex system comes with three different purchase option Direct Download List, Notification Service, and Automation Plan.

The Direct Download list is a one time purchase option where users can select leads based on their preferrances and download them by completing the payment. A downloadable list is generated instantly after the payment confirmation. It also delivers a copy of the list in the registered email address. Lists are always re-downloadable from the SurplusIndex's Download option.

Auction Report and Notification Service, available in the Subscription tab, is a State specific monthly subscription where users get notified whenever our system report a completed auction with potential surplus opportunities. Users are notified with an attached list directly in their registered email inbox.

We also offer automated lead generation plans accessible from the Automate section. It allows multiple States and a lead volume within the mentioned deadline.

Note that, all our purchase options are not suitable for all the users. We created these options based on our last 3 years of client requirements. Hope you will find an useful one suitable for your business need.

What Data Fields are Provided Inside a List or Report?

Whenever an user direct downloads a list from our showcased data, enrolled in notification service, or set up an automation plan, they are provided with reports containing the following data fields,

Property Information
State, County, Parcel, Street Address, City, ST, Zip

Foreclosure Information
Case Number, Sale Date, Sale Type, Judgment Amount, Sale Price, Surplus Amount, Plaintiff, Defendant

Contact Information
Every lead in the report comes with up to 5 skiptraced contacts including owners, relatives, associates.
Each contact contains, Contact Name, Email, Wireless 1-4, Landline 1-4

How Direct Download Option Works?

After you log in into SurplusIndex account, you will see an Surplus Opportunities section in the homepage. The section consist all the available surplus opportunities in our database excluding the one you already purchased. As long as our analyst team prepare a list from recent foreclosure auctions and publish them completing all the necessary researches, leads become available for download.

Note that, We offer a flat per lead basis pricing for direct download. You get only the leads of your preferrance and only pay for it. The order is processed by a one time payment with our default payment gateway and generates the list right away the payment is completed and marked as paid.

How to Direct Download List?

To execute a Direct Download you need to be logged in into SurplusIndex using your registered Email and Password. Whenever you log in, a successful authentication redirects you to the dashboard. You will see a Surplus Opportunities section where all our database records are showcased with a limited preview except the one you already purchased or delivered to you for subscription enrollment. You can choose leads from a specific States from the left navigation menu.

Now it's time to select some leads that you prefer from the showcased records. To select leads for downloading, just click on the item checkbox or anywhere over the list items. There is a limited preview available for the showcased leads and the detailed version will be unlocked upon purchasing.

When you are all done with the selection, you can now proceed with the buy selected leads button, a successful payment will redirect to the payment confirmation page. You can download the list right there or later from the Download page. A copy of the list will be delivered to the registered email address as well.

How Notification Service Works?

Our Auction Report and Notification Service comes with a statewide monthly subscription plan. It deliveres foreclosure auction reports with possible surplus opportunities right after an online auction or outcry is complete and hits our database from our data analyst team.

Here is a breakdown of tasks that we perform for our subscribers:
# We maintain an auction calendar tracking system that regularly lists upcoming auctions and report whenever an auction is completed.
# Each reports coming from a completed auction contains the list of properties that have been sold to third party bidders.
# Now the lists are processed with our real estate researchers to find outstanding balances, calculate potential surplus opportunity and confirm the title for potential surplus leads.
# Each qualified leads are now sent for locating and skiptracing where our analysts find the most accurate mailing details from public records and contact information using third party premium skiptracing tools.
# On every cycle of research a fresh list with potential surplus opportunities is generated and queued for delivery to the subscribers.

Note that, it's an ongoing research and delivery process that generates several lists upon auction availability within a single subscription month.

Once enrolled, you will get email notification with attached list of sold properties with potential surplus opportunity from recent auctions. It will also cover back auction data that you missed if sufficient new leads are not available. Reports is executed and delivered every 2-3 days more specifically Monday, Wednesday and Friday every week upon data availability.

How to Enroll in Notification Service?

To enroll in a notification service, please follow the instructions below:

# Log in to your SurplusIndex account.
# Navigate to Subscription section from the top level menu. Find your target location (State) from the left menu.
# Select a State where you enable the notification from. The service detail including, coverage, data fields, update interval, and pricing will show up in the right section.
# To enroll, accept the terms of use and hit the enroll now button to proceed with the payment options.
# A successful payment will redirect to the payment confirmation page. Congratulations! you have successfully enrolled in the notification service for that State. Now the state subscription option will show you the list of upcoming auctions monitored by our system. Deliveries will be executed onward.

Note that, our Auction Report and Notification service is an ongoing subscription plan and the invoices will be created automatically at the end of each subscription period to renew.
Failure of payment invoice will automatically end the subscription plan. You can always renew a closed subscription plan but it may cause you miss any updates arrived within the renewal gap.
You can always end a subscription with no obligation directly from the subscription page using cancel subscription option. It immediately cancels any upcoming invoices and end the subscription upon when the current period ends.

Where to find leads getting from subscriptions?

Whenever an user subscribes to our Notification Service, deliveries of lists are executed directly in the registered email address. We also leave a copy of leads in your accounts Download section for future access and status update.

How to Cancel Notification Subscription?

To cancel an ongoing subscription, please follow the instructions below.

# Log in to your SurplusIndex account.
# Go to Subscription section from the top navigation menu.
# Find your active subscriptions from the left menu by State name.
# Click on the Cancel button at the bottom of the subscription page. It will immediately cancel future invoices to your account and cancel the the subscription on current period end.
# Note that, our system will not stop sending updates of lists immediately. Final discontinuation will be upon the current period end.

How Do I Get the Lists When Download or Subscribe?

Whenever an user uses our Direct Download feature, subscribe in the Notification Service or set up Automation Plan, deliveries of lists are initiated directly in the registered email address. We also leave a copy of leads in your accounts respective section for future access and status update.
